Yes. East Prowess provides standalone project management and owner's representative services where a third-party contractor is performing the physical works. In this role, we act entirely in the client's interest — managing the contractor, administering the contract, controlling costs, and ensuring quality and programme compliance. This arrangement is common for clients who require independent oversight of their investment.
Clients receive a structured weekly progress report covering: works completed during the period, programme status and earned value metrics (SPI/CPI), cost report with cost-to-complete forecast, photographic record of all active work fronts, safety statistics, material delivery status, three-week lookahead programme, risk register update, and outstanding actions log. Monthly executive summary reports are also provided for senior client stakeholders.
All contractor claims and variation orders are assessed rigorously by our project management team with support from our in-house Quantity Surveyors. We evaluate entitlement under the contract (FIDIC, NEC, or JBC as applicable), quantum, and programme impact before providing a formal recommendation to the client. Our approach is to maximise value for the client while ensuring contract obligations are met fairly — and to resolve claims promptly to avoid accrual of interest and relationship deterioration.
Earned Value Analysis (EVA) is a project performance measurement technique that integrates scope, schedule, and cost data to provide objective, forward-looking project performance metrics. The Schedule Performance Index (SPI) quantifies how efficiently time is being used; the Cost Performance Index (CPI) quantifies how efficiently money is being spent. These indices allow early identification of adverse trends — often weeks before they would be apparent from traditional reporting — enabling timely corrective action that protects the client's programme and budget.
